What actually changed

Your roof didn't change this year. The rules did.

California carriers have been re-underwriting homes off aerial imagery — satellite and flyover photos taken at renewal. They can see granule loss, patched sections, and moss lines from above. You can't see any of it from your living room.

Here's what that's turned into:

  • Mercury and Wawanesa generally won't write homes with roofs older than 25 years, with some exceptions for tile and slate.
  • Farmers may limit asphalt roofs older than 15 years to actual cash value — depreciated, not full replacement cost.
  • The California FAIR Plan, the state's insurer of last resort, withholds replacement-cost coverage on homes over 25 years unless the roof was replaced inside that window.

The difference between replacement cost and actual cash value on a 20-year-old roof is not small. If a storm takes it, replacement cost buys you a new roof. Actual cash value buys you a fraction of one and leaves you the rest.

What you get, exactly

A licensed roofer comes out, gets on the roof, and spends 60 to 90 minutes on a 28-point inspection. You stay on the ground. Then he sits down with you and hands you one page with three things on it:

  1. Does your roof pass 2026 underwriting?

    Yes or no, with photos of your own roof showing why.

  2. How many years does it have left?

    An actual number, not "it depends."

  3. What does it cost to fix?

    In writing, before he leaves, and the price holds for 90 days.

Most roofers take three to seven days to send a quote, and half never send it at all. You'll have yours before the truck pulls out of your driveway.

If you have a tile roof, read this part

Half of San Diego is concrete or clay tile, and tile confuses people — reasonably.

The tile lasts fifty years or more. The underlayment underneath it, the layer actually keeping water out of your house, lasts about twenty to twenty-five. So a home built in the early 2000s can have a roof that looks flawless from the street and is functionally at the end of its life.

The good news: you usually don't need new tile. We lift your existing tile, replace the underlayment, and lay the same tile back down. Your house looks identical and it costs a fraction of a full tear-off.

The inspection tells you which one you're looking at.


Straight answers

Is this actually free, or is a salesman going to sit in my kitchen for two hours?
The inspection is free and there's no charge if you do nothing with it. But we'll be straight with you: the visit runs 60 to 90 minutes, and part of that is Brendon sitting down with you to go through what he found and what it costs. If the roof needs work and you want to move forward that day, you can. If you don't, you keep the report and the price for 90 days. Nobody's going to pressure you into signing something in your own kitchen.
Will this affect my insurance? Is this a claim?
No. This is an independent inspection by a licensed roofing contractor. Nothing is filed, nothing is reported to your carrier, and it doesn't touch your policy. The report is yours — you decide whether to show it to anyone.
My roof is fine. Why would I bother?
Then the report says so and you've lost 90 minutes and gained a documented condition report you can hand a buyer or an adjuster later. Most of the roofs we look at have more life in them than the owner expected. The point isn't to find a problem, it's to stop guessing.
How is it free? What's the catch?
We do a lot of roofs in San Diego County and a share of the people we inspect eventually hire us — usually not the same week. The inspection costs us about ninety minutes. That's the whole model. There's no fee, no deposit, and no obligation.
Do you work in my area?
